w <br /> CONDITIONS OF APPROVAL <br /> LONE TREE CREEK VINEYARDS <br /> MS-90-133 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specification must be approved by <br /> the County of San Joaquin Department of Public Works prior to <br /> approval of the Parcel Map. <br /> b. All traffic signs and markings shall conform to the Manual on <br /> Uniform Traffic Control Devices and San Joaquin County <br /> Standards, and shall be shown on the improvements plans. <br /> C. A Preliminary Soils Report is required in accordance with the <br /> County Standards for the purpose of determining the R-Value <br /> for the design of the roads. <br /> d. Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Murphy Road to the property line shall be <br /> required. <br /> e. The frontage improvements for Murphy Road shall be constructed <br /> on the subdivided side to County standards for one-half of 50- <br /> foot right-of-way farm or estate subdivision street. <br /> f. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. The statement shall require <br /> completion of frontage improvement construction prior to <br /> issuance of the first building permit. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> g. A Parcel Map is required. <br />
