CONDITIONS OF APPROVAL <br /> MS-90-127 <br /> TETRA DIAMOND, INC. <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> b. A Parcel Map is required. <br /> C. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. <br /> d. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> of building permit application. (The fee is $2 , 018 . 00 <br /> for each single family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted annually <br /> by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. ) <br /> e. A secondary access with an Irrevocable Offer of <br /> Dedication for twenty-five foot (251 ) wide right-of-way <br /> shall be required. This secondary access with I .O.D. <br /> can be either along south side of the quarter section <br /> line of APN 007-100-4 and 007-100-5 or along the east <br /> side of the quarter section line of APN 007-100-14 . <br /> f. If access is provided along the east side of the quarter <br /> section line to liberty Road, an all weather crossing <br /> shall be placed across the creek. The crossing shall be <br /> approved by the San Joaquin County Flood Control <br /> District. <br />
