Item No. 3 <br /> PC: 11-1-90 <br /> MS-90-127 <br /> Page 1 <br /> RECOMMENDATION <br /> It is recommended that the Planning Commission deny the appeal of <br /> Conditions of Approval No. 1 (e) , 1 (f) , 1 (h) , 1 (i) , 2 (a) , 2 (b) , and <br /> 2 (c) . <br /> PROJECT DESCRIPTION <br /> The applicant proposes to subdivide a 20. 4-acre parcel into a 10. 2- <br /> acre parcel and a 10. 2-acre remainder. <br /> The applicant proposes to access Parcel 1 from Liberty Road by <br /> extending the existing 25-foot-wide Irrevocable Offer of Dedication <br /> (I.O.D. ) along the east side of Assessor Parcel Number 007-100-21. <br /> This access is labeled "Access All on the staff report' s Tentative <br /> Map. The extension of "Access All cannot be used to access the <br /> Remainder Parcel, along the east and north sides of Parcel 1, <br /> because this would extend the private drive over one-half mile, <br /> which is in violation of Board of Supervisors Resolution No. 88- <br /> 1200. <br /> Therefore, the applicant proposes to access the remainder parcel <br /> from Liberty Road on an existing 25-foot-wide easement without an <br /> I .O.D. along the west sides of Assessor Parcel Numbers 007-100-13 <br /> and 14 . This access is labeled "Access B" on the staff report' s <br /> Tentative Map. <br />
