4 <br /> CONDITIONS OF APPROVAL <br /> RICHARD MILLER <br /> MS-90-128 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> a. A Parcel Map is required. <br /> b. The City of Stockton shall verify that the appropriate Right <br /> of Service Units (R.O. S.U. ) for sanitary sewer have been paid <br /> for the proposed subdivision prior to approval of the Parcel <br /> Map. <br /> C. Segregation of services and fees for the sanitary sewer shall <br /> be applied for. <br /> d. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee is $2 , 627 . 00 for each <br /> single family dwelling unit in the Stockton area. The fee <br /> shall be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br /> 2 . CALTRANS <br /> Conditions of Approval: <br /> a. The right-of-way shall be dedicated to 55-feet from the center <br /> line. <br /> b. The owner shall improve State Route 4 to provide a minimum <br /> 55-foot half-section and install frontage improvements in <br /> accordance with Caltrans Standard Specifications at Caltrans <br /> request. <br /> C. An encroachment application to permit shall be required to be <br /> obtained from Caltrans for access to State Route 4 . <br />
