CONDITIONS OF APPROVAL <br /> BRIAN COLBURN <br /> MS-90-118 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> b. A Parcel Map is required. <br /> C. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. <br /> d. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The foe is due and payable at the time <br /> of building permit application. (The fee is $2 , 018 . 00 <br /> for each single family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted annually <br /> by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. ) <br /> e. The owner shall execute an Irrevocable Offer to Dedicate <br /> a strip of land that lies east of a line that is 50 feet <br /> west of the quarter section line. <br /> f. The private road shall be improved in accordance with <br /> the requirements of the Uniform Fire Code Section 10. 207 <br /> and the Clements Fire District. <br /> g. An Irrevocable Offer to Dedicate the Parcel "M" (APN 023- <br /> 140-21) for future road shall be required. <br /> h. The frontage improvements for the future road "Parcel M" <br /> shall be constructed in conformance with standards for <br /> a 50-foot right-of-way farm or estate subdivision <br />
