EXHIBIT A <br /> Project Description -American Containers, Inc. <br /> 3932 Budweiser Court, Stockton <br /> Applicant American Containers, Inc. seeks to repurpose the existing, vacant 87,075+sq. <br /> ft. building located at 3932 Budweiser Court as the new location for its Stockton facility. <br /> This facility would be used for the manufacture and distribution of corrugated paper <br /> products(boxes, load securement, door filler materials, and pallets). The company <br /> started under founder Leonard Isban with a small plant in Plymouth, Indiana, over 50 <br /> years ago. In addition to improving the Indiana facility,American Containers added an <br /> east coast facility in Carrollton, GA, and then in 2006 the company opened its west coast <br /> facility at the Port of Stockton. American Containers intends to relocate that facility <br /> from the Port of Stockton to the project site which will be purchased and held by a <br /> related entity, Leonard D. Isban Properties, LLC, which is in escrow to purchase the <br /> property from current owner Unified Grocers, Inc. <br /> The applicant is informed that the project site was previously used for beverage storage <br /> and distribution by Anheuser Busch, and then for grocery storage and distribution by <br /> current owner Unified Grocers. The project would involve the manufacture and <br /> distribution of corrugated paper packaging products. This is an indoor light-duty <br /> manufacturing process which starts with the receipt of stacks of large (approx. 4' x 8') <br /> sheets of corrugated paper. These sheets are then cut to standard and custom sizes, <br /> glued, and printed (as appropriate),and then shipped to the customer. This is a M-F <br /> single shift indoor operation of approximately 30 employees, and 10 diesel trucks per <br /> day. Traffic from the project is expected to be substantially less than that generated by <br /> the prior distribution uses. <br /> The project site already receives water, sewer, and storm water services though CSA-15. <br /> The manufacture of the products does produce dust and scraps which are collected <br /> through a large cyclone separator system located immediately outside of the building. <br /> This paper-based waste is then disposed of, recycled, or reused.The property is zoned <br /> Limited Industrial and Applicant believes the project would be categorized as a "light" <br /> industrial use—which requires a "Site Approval" in this zoning district pursuant to the <br /> Development Title. <br /> i <br /> V <br />
