FINDINGS FOR DEVIATION APPICATION# <br /> Property located at 1146 E. Woodbridge RD. <br /> Woodbridge CA <br /> Parcel # 013-120-63 <br /> We are requesting a deviation at the frontage of this property from the present thirty feet <br /> to eighteen feet. <br /> 1. The granting of the Deviation will not be materially detrimental to other <br /> properties or land uses in the area. <br /> This finding can be made because the project parcel shares a property line on the west <br /> which is a residence and there is an undeveloped parcel to the east which is residential. <br /> The property to the north is agriculture and the property to the south is a golf course. <br /> Therefore granting a deviation would not materially be detrimental to other properties or <br /> set a significant land use precedent. <br /> 2. There are exceptional circumstances or conditions applicable to the property or to <br /> the intended uses that do not apply to other properties in the same zoning district in <br /> the vicinity. <br /> This finding can be made because parcels within the same zoning district do not comply <br /> with the minimum set back requirements and continue to remain residential. <br /> 3.The strict application of the regulation deprives the property of privileges enjoyed <br /> by other properties in the vicinity. <br /> This finding can be made because many existing lots were developed in the vicinity <br /> without the present set back requirements. <br /> 4. The granting of the Deviation is consistent with the General Plan. <br /> This finding can be made because the deviation is consistent with the objectives and <br /> Policies of the San Joaquin County General Plan volume II section VII for the Lodi <br /> Planning Area. This is a residential property in a low density area of Woodbridge, <br /> California lying North of the Mokelumme River. <br />
