CONDITIONS OF APPROVAL <br /> PA-0700342 <br /> White <br /> Minor Subdivision Application No. PA-0700342 was approved by the San Joaquin County <br /> Community Development Department on October 8, 2007. The effective date of approval is October <br /> 18, 2007. This tentative map approval will expire on October 17, 2010, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kevin Swanson 468-9653) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved tentative map <br /> dated August 15, 2007. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcels 1 and 2 shall have a minimum lot width of 50 feet measured at a distance of(20 feet <br /> back from the front yard set back line). (Development Title Section 9-310.3) <br /> (2) Parcels 1 and 2 shall have a minimum lot size of 5,000 square feet(Development Title Section <br /> 9-310.3) <br /> c. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a R-3 occupancy to a R-3 occupancy(U.B.C. <br /> Section 3405). The structure must be brought into compliance with all current code provisions <br /> including structural, plumbing, mechanical, electrical, energy and disabled access requirements. <br /> (2) Provide Demolition Permit for structures to be removed. <br /> (3) Provide Plans and Moved Structure Permit for Single Family Residence and new Single Family <br /> Residence. <br /> 2. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the sub- <br /> divider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br /> 3.
