Raymond Hoo -2- <br /> COMMUNITY DEVELOPMENT <br /> PA-07-342 (MS) <br /> 5. The frontage improvements for Parcel 1 shall be constructed to match existing curb, gutter, sidewalk and <br /> roadway widening to the west. (Development Title Section 9-1150.2[d][3]) <br /> 6. The project shall be served by a public sewer collection system constructed in conformance with the <br /> requirements of the San Joaquin County Public Health Services Environmental Services Division and the <br /> Department of Public Works. Service shall be provided by Woodbridge Sanitation District. (Development <br /> Title Section 9-1105.2) <br /> 7. This project is located in an area of historical flooding. All new structures finished floor elevations and new <br /> equipment shall be constructed two(2)feet above highest adjacent natural grade. <br /> 8. Small Site Stormwater Management Plan shall be adhered to during grading and construction. NPDES fees <br /> shall apply. <br /> 9. The project shall be served by a public water system conforming to the requirements of the San Joaquin <br /> County Public Health Services Environmental Health Division and the Department of Public Works. <br /> Service shall be provided by Mokelumne Acres Maintenance District. (Development Title Section 9- <br /> 1115.2) <br /> 10. A terminal drainage system shall be provided to meet the requirements of the County and to provide <br /> adequate drainage for the subdivision. Service shall be provided by Mokelumne Acres Maintenance <br /> District. (Development Title Section 9-1135.3) <br /> 11. Annexation of the development into the Mokelumne Acres Maintenance District for Storm Drainage and <br /> Water shall be required. Annexation fees are required to process the annexation prior to approval of the <br /> Parcel Map. <br /> 12. If improvements referred to herein will not be completed prior to recording the Parcel Map,the subdivider <br /> shall execute an agreement with the County of San Joaquin ensuring the completion of improvements within <br /> one (1)year after approval of the Parcel Map. (Development Title Section 9-1100.3[j]) <br /> 13. All improvements shall be in conformance with the current Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot, if applicable. These Improvement plans and specifications are subject to plan check, field <br /> inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to <br /> aapproval of the Parcel Map. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92- <br /> 14.
