CONDITIONS OF APPROVAL <br /> PA-0400792 <br /> Roza <br /> Lot Line Adjustment Application No. PA-0400792 was approved by the San Joaquin County <br /> Community Development Department on February 1,2005,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on August 3, 2006,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Kevin Swanson, 468-9653). <br /> a. APPROVAL: This approval is for a Lot Line Adjustment as shown on the plan dated December 21, <br /> 2004. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Each parcel shall be a minimum of ten acres gross in size. (Government Code Section 51222). <br /> (2) All parcels shall have a minimum lot width of 330 feet measured at the front yard set back <br /> line. (Development Title Section 9-610.2) <br /> d. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and shall <br /> enter into new contracts prior to recording the Notice of Lot Line Adjustment.
