CONDITIONS OF APPROVAL <br /> PA-04-105 <br /> Nordman <br /> Site Approval Application No. PA-04-105 was approved by the San Joaquin County Community <br /> Development Department on May 19, 2004. The effective date of approval is May 29, 2004. This <br /> approval will expire on November 28, 2005, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) <br /> a. BUILDING PERMIT: Submit an "RESIDENTIAL BUILDING PERMIT". The Site Plan required as a <br /> part of the grading building permit must show drainage, driveway access details including gates, on- <br /> site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the <br /> "SITE PLAN CHECK LIST"for details). A fee is required for the Site Plan review. <br /> b. APPROVED USE: This approval is for the construction of a single family residence as shown on the <br /> Plan dated March 3, 2004. The project also includes a private-right-way and the construction of a <br /> minimum 6-foot tall secured wrought iron (or similar type)gate at the northern terminus of Windwood <br /> Drive. <br /> c. STORM DRAINAGE: Storm water drainage shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> d. TREE PRESERVATION: Development on the parcel shall be consistent with the requirements of <br /> the County's Tree Preservation Ordinance (Development Title Section 9-1505.2). Existing oak trees <br /> shall be shown on the Site Plan. <br /> e. RIPARIAN HABITAT: Parallel to the Mokelumne River, a natural open space area for riparian <br /> habitat and waterway protection shall be maintained to provide nesting and foraging habitat and the <br /> protection of waterway quality. The minimum width of said open space shall be one-hundred (100) <br /> feet, measured from the mean high water level of the natural bank or fifty (50) feet back from the <br /> existing riparian habitat, whichever is greater. Water-dependent uses may be permitted in this <br /> buffer. <br /> (1) The mean high water level and the edge of the riparian habitat shall be shown on the Site Plan. <br /> The open space buffer required above shall be shown on the Site Plans with the following note: <br /> A. Pursuant to Section 9-1510.5 of the San Joaquin County Development Title, this area is <br /> designated as a natural open space for riparian habitat and waterway protection.
