The site is located within the Northwest 1/4 of Section 4 , Township 1 South, Range 8 East, Mount Diablo Base and Meridian. This property and the surrounding area is zoned AG-40 (Agricultural) . The topography of this location is very flat with a gradient of approximately 0. 0006, sloping east to west. There are no waterways or drainage channels crossing the property. The topographic soils map prepared by the University of California, Berkeley indicates the site is largely covered by Stockton clay (adobe) soils with smaller areas being covered by Landlow clay (adobe) soils. For several years, the subject property has been planted to vineyards. Prior to that time, the land was used for the cultivation of row crops or pasture. On January 12 , 1990, measurements were taken by Pacific Gas and Electric Company which revealed the standing water level of an irrigation well within the subject site to be at a depth of 102 feet. This relates to a groundwater elevation of approximately -36 feet. Attached is a copy of a percolation test performed on December 5, 1990 by R. W. SIEGFRIED & ASSOCIATES, Consulting Civil Engineers. This test hole reveals that the surface soils are underlain by clay (adobe) soils at a depth of approximately three (31 ) feet. The observed percolation rate was 35 .7 minutes per inch. Within a radius of 1/4 mile of the subject property, there are three (3) existing residences. There is no history of septic system failures in this area. It is the opinion of the undersigned that the soil conditions are suitable for the purpose of the subject application, which is to create three (3) 45. 5 acre agricultural parcels which will be served by private septic tank systems.
