r <br /> CONDITIONS OF APPROVAL <br /> SA-95-39 <br /> Vater <br /> Site Approval Application No. SA-95-39 was approved by the San Joaquin County Community <br /> Development Department on December 19, 1995. The effective date of approval Is December 29, <br /> 1995. This approval will expire on June 29, 1997, which Is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been compiled with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Richard Larrouy, 468-3142) <br /> a APPROVED USE: This approval shall be for the 6,000-square-foot expansion of an <br /> existing wholesale warehouse for expansion pipe fittings, as shown on the approved Site <br /> Plan dated November 6, 1995. <br /> b. BUILDING PERMIT: Submit a COMMERCIAL BUILDING PERMIT APPLICATION for the <br /> approved building expansion. The Site Plan required as a part of the building permit <br /> must be prepared by a registered civil engineer or licensed architect. This Plan must <br /> show drainage, driveway access details (including gates), on-site parking, landscaping, <br /> signs, existing and proposed utility services, and grading (refer to the SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title Section <br /> 9-884) <br /> C. FLOOD HAZARDS: Future construction on the parcel shall be consistent with the <br /> requirements of the Flood Hazards Chapter (Section 9-1605) of the Development T'itle's <br /> Safety Regulation Division. <br /> d. PARKING and SURFACING: Off-street parking shall be provided and comply with the <br /> following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> (Development Title Section 9-1015.5) <br /> (2) Bumper guards shall be provided where necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5) <br /> (3) Parking shall be provided as follows: one-half parking space shall be required <br /> for each new employee resulting from the expansion of the existing facility.
