FINDINGS FOR SITE APPROVAL <br /> PA-1900281 <br /> WALL&WILSON/LUKE T. POLLOCK <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan adopted <br /> by the County. <br /> • This finding can be made because the proposed right-of-way may be permitted for access to <br /> a parcel in an antiquated subdivision pursuant to Development Title Section 9-1150.16. There <br /> are no Master Plans, Specific Plans, or Special Purpose Plans in the project vicinity. Any <br /> future development of the project parcel that does not require additional discretionary land <br /> use approval is considered consistent with the goals, policies, standards and maps of the <br /> General Plan. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made the roadway for the private right-of-way will be improved in <br /> conformance with fire road standards for San Joaquin County which includes a minimum <br /> twenty (20) foot wide roadway with an adequate turnaround for fire trucks. The road shall <br /> be designed and maintained to support the imposed loads of fire apparatus'. There are no <br /> sanitation, water supply or other necessary facilities required for the construction of a <br /> private right-of-way. The road will be designed in a way so that roadside ditches will collect <br /> storm water run-off generated by the construction of the private right-of-way road.All storm <br /> water run-off resulting from future development of the project site will be required to be <br /> retained on-site. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the private right-of-way is located within an existing forty <br /> (40)foot wide roadway that has been offered and accepted by San Joaquin County. There is <br /> adequate room within this right-of-way for the applicant to construct a twenty (20) foot wide <br /> road that is in compliance with fire road standards for San Joaquin County. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because this project is exempt from the California Environmental <br /> Quality Act (CEQA), pursuant to CEQA Guidelines Section 15303. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because once access is approved; any future development of the <br /> project site that is a permitted use in the AL-5 zone without additional discretionary land use <br /> review is considered to be compatible with adjoining land uses. <br /> PA-1900281 - Findings 1 <br />
