The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result <br /> in a forty-two (42) foot wide right-of-way from the centerline of Sanguinetti Lane to the <br /> property line across the parcel's frontage. (A $350.00 fee currently is required for <br /> processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for dedication.) (The fee due will be <br /> based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for Wilson Way and Sanguinetti Lane shall be constructed in <br /> conformance with the standards for one-half of an 84- foot and a 100-foot right-of-way <br /> arterial street. The construction of the frontage improvements will be deferred upon <br /> execution by the owner of a Deferred Frontage and Roadway Improvement Agreement or <br /> a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to approval of the Improvement <br /> Plan. (A$410.00 fee currently is required for processing per Development Title Table <br /> 9-240.2 in addition to a copy of the Grant Deed and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the Department of Public Works and <br /> submitted to the Department of Public Works for approval. As an option, the Department <br /> of Public Works will prepare the drawing and estimate for an additional fee of$175.00.) <br /> (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee may be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $1,274.00 <br /> per 1,000 gross square foot of building designated as Service Commercial. The fee shall <br /> be automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record.) <br /> (Resolutions 00-433) <br /> 6. The Water Supply Facilities Impact Mitigation Fee may be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. (The fee currently is <br /> $490.00 per 1,000 gross square foot of building designated as Service Commercial. The <br /> fee shall be automatically increased on January 1 of each year through the year 2005 at <br /> the rate of 7.66 percent.) <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division (468-3066)that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects.
