OTHER BUSINESS June 18, 1992 page 2 SECTION 9-3200. 5. AGRICULTURAL USE TYPES. The agricultural use types include the commercial, on-site production of animals and plants, and the storage and processing of raw agricultural commodities. They also include the incidental sales of certain specified agricultural products. The agricultural use types consist of the following described use types: (a) Agricultural Processing. Processing of foods and beverages from agricultural commodities. Typical uses include production of wines, canning of fruits and vegetables, processing of dairy products, slaughter houses, and the production of prepared meats from purchased carcasses. (b) Agricultural Warehousing. Storage of raw farm products on a fee or contract basis, including refrigerated storage. Typical uses include storage of grains, beans, meats, and cheese. Section 9-4005. 1(a) of the Planning Title states that Agricultural Processing use types may be permitted in the AG zones subject to an approved Use Permit application and that Agricultural Warehousing use types may be permitted in the AG zones subject to an approved Site Approval application. Staff' s determination is that the proposed use is not included in the Agricultural Processing use type because it does not directly involve the canning of fruits or vegetables, but rather the sorting and repackaging of canned fruits and vegetables. The proposed use is also not an accessory use to the existing use on the site: a winery. Staff has determined that the proposed use is not included in the Agricultural Warehousing use type because it does not involve the storage of raw farm products. In consideration of the applicant' s tight time constraints, staff has accepted the application and referred it out for comment. However, no action will be taken until a determination is made by the Planning Commission on whether the proposed use is permitted in the AG zone. The Planning Commission may make one of three following determinations: 1) the use is not permitted in the AG zone, 2) the use is an Agricultural Processing use type and may be permitted subject to an approved Use Permit application, or 3) the use is an Agricultural Warehousing use type and may be permitted subject to an approved Site Approval application. Following the Commission' s determination, staff will take one of the three following respective actions: 1) return the applicant' s application material, due to staff being unable to process the application, 2) schedule the application for a public hearing before the Planning -Commission, or 3) take an action following the end of the referral period.
