1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one parcel of 45.4 acres. The project is in an <br /> agricultural community. The address is 7116 Arata Road, Stockton, CA 95215 and is zoned <br /> AG-40. The project parcel number is 101-130-57. <br /> Description of proposed development: The purpose of this project is to create two lots from <br /> the existing parcel. A Variance (PA-1800216)was approved to allow acreages less than zone <br /> minimum to be created. <br /> 1.2 Parcel vicinity location map: (See Appendix). <br /> 1.3 Site map: (See Appendix). <br /> 2.0 PAST,PRESENT,AND PROPOSED FUTURE USES OF THIS SITE• <br /> 2.1 Discussion of Past, Present uses at the site to assess potential problems: The present <br /> owners, Richard Bozzano, Frances Bozzano, and Nancy L. Bozzano have owned the subject <br /> property for more than ten years. The past and present use of the property has been for agriculture <br /> purposes. Presently the property is an orchard. There are no imminent plans to change its use. <br /> The surrounding area is an agricultural area. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> two lots from the existing parcel. Research revealed no septic tank permits on the project site. <br /> 3.2 Site Septic Permit History: Research for on-site septic permits revealed no septic permits <br /> for this parcel. (See Appendix) <br /> 3.3 Discussion of On-site Repair History: There is no history of septic repair available for <br /> subject parcel. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consists of what seem to be standard systems consisting of leach lines and seepage <br /> pits. <br /> 3.5 General area septic permit history (number/types/dates of permits, age of system, <br /> permit numbers, copies in report): In searching permits for septic systems in San Joaquin <br /> County Environmental Health Department records,the septic systems in this general area range <br /> in installation dates from 1975 to 2019. (Copies of permits are in index.) <br /> 3.6 Discussion of general area septic tank repair history: Repair history of the septic tanks in <br /> this area reveal that the leach lines and seepage pits have resulted in consistent unerring <br /> performance.
