CONDITIONS OF APPROVAL <br /> PA-03-670 <br /> Loudon <br /> Site Approval Application No. PA-03-670 was approved by the San Joaquin County Community <br /> Development Department on February 19, 2004. The effective date of approval is February 29, 2004. <br /> This approval will expire on August 30,2005,which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Leanne Mueller,468-3228) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a 512 square foot expansion to an existing 1, 116 square <br /> foot bar as shown on the Plan dated February 19, 2003. <br /> c. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of nine (9) parking spaces shall be provided, including one (1) accessible spaces, <br /> which shall be van accessible. Accessible spaces shall be located as close as possible to the <br /> primary entrance(C.C.R.,Title 24). (five (5)spaces are required for every 1,000 feet of building <br /> area. 0.67 spaces are required for every employee.) (Development Title Section 9-1015.3) <br /> The existing parking meets this requirement. <br /> d. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The end wall less than 20 feet from a property line shall be a minimum fire rating of one hour. <br /> 2. PUBLIC WORKS DEPARTMENT: Please see memo dated February 5, 2004. <br /> 3. ENVRIONMETAL HEALTH DEPARTMENT: Please see memo dated January 13, 2004. <br />
