f <br /> STONEBRIDGE INDUSTRIAL PARK <br /> PHASES TWO AND THREE: <br /> DEVELOPMENTAL SUMMARY <br /> Stonebridge Industrial Park Phases Two and Three in Tracy, <br /> California, is being developed on a speculative basis by Tracy <br /> Venture , located at 5101 Florin-Perkins Road in Sacramento , <br /> California. The Project Manager is Kevin Woodbury. The architect <br /> on this project is Howard R. Perkins, A. I .A. , Architects , located <br /> at 2304 'N' Street in Sacramento, California and the structural <br /> engineer is Roy Hunt Engineer, located at 2400 22nd Street , Suite <br /> #210 in Sacramento , California. <br /> The project consists of Assessors Parcel Number APN. 237020- <br /> 14-15 . Phase Two comprises a lot area of 350 , 166 square feet and <br /> a building size of 167 , 844 square feet for Building 2A. The <br /> walkways consist of a total of 6 , 200 square feet while the <br /> landscape area is 15 , 300 square feet . The paved surfaces are <br /> 166 , 412 square feet and there are 117 parking spaces provided. <br /> The occupant load of Building 2A is 336 (per UPC Table 33A ) . <br /> Phase Three comprises a lot area of 630 , 858 square feet and <br /> a building size of 151 , 500 square feet for Building 3A and a <br /> building size of 72 , 500 square feet for Building 3B. The walkways <br /> are a total of 11 , 980 square feet and the landscape area is 30 , 130 <br /> square feet. The paved surfaces comprise 364 , 950 square feet of <br /> the parcel and there are 205 parking spaces provided. The occupant <br /> load for Building 3A is 303 while the occupant load for Building <br /> 3B is 145 ( per UPC Table 33A) . <br /> The address of Stonebridge Industrial Park Phases Two and <br /> Three is as vet unassigned, but will be located on the future <br /> McArthur Drive in Tracy, California. The zoning of this project <br /> is industrial with a B-2 occupancy. The building use is classified <br /> as Warehouse-Light Industrial . <br /> The buildings in this project are one ( 1 ) story with Type III- <br /> N construction. The construction system is tilt-up concrete wall <br /> panels with steel columns , glu-lam beams and wood panelized roofing <br /> made up of 3-ply B. U.R. with Class A mineral cap sheet . There is <br /> handicapped access to all leasable areas as well as being provided <br /> with automatic centrally monitored fire sprinklers in all leasable <br /> areas . There is an unlimited allowable area ( per UBC Section 506- <br /> 36 ) and the separation on all sides is sixty ( 60 ) feet plus. <br /> The project is designed according to the 1988 UBC and the <br /> requirements of the City of Tracy. <br /> The City of Tracy will benefit by having available warehouse <br /> inventory to attract new businesses . This in turn will provide <br /> more employment opportunities to residents of Tracy and more <br /> revenue for the City. By developing such available , ready to lease <br /> space , Tracy Venture contributes to the continuing economic health <br /> of Tracy, California. <br />
