A DETERMINATION OF THE COMMUNITY DEVELOPMENT DIRECTOr <br /> Application Number 14-90-MS <br /> A Determination of the Community Development Director approving <br /> Application 14-90-MS for a 10 lot parcel map submitted by Reimer <br /> AssociateE on behalf of Market III Engineering Contractors for <br /> property located at the south side of Grant Line Road at MacArthur <br /> Drive; Assessor Parcel Numbers 250-020-03 and 250-020-07 . <br /> The following considerations were relevant in evaluating this <br /> application: <br /> - Possible Soils Contamination <br /> - Abandonment of wells <br /> - Demolition of existing vacant buildings <br /> - Coordination between the developer and the City's <br /> Community Facilities District 89-1 <br /> Staff has reviewed the application and determined that the <br /> following Zoning and Subdivision Regulations apply: <br /> - Article 20, Chapter 2 , Title 10, of the Tracy Municipal <br /> Code relating to the Light Industrial Zone <br /> - Article 1, Chapter 3, Title 10, of the Tracy Municipal <br /> Code relating to the Subdivisions of Land <br /> - The Subdivision Map Act <br /> - Article 26, Chapter 13, Title 10, of the Tracy Municipal <br /> Code relating to soundwalls between commercial parking <br /> lots and residential property. <br /> - Article 26, Chapter 13, Title 10, of the Tracy Municipal <br /> Code relating to sound walls between commercial parking <br /> lots and residential property. <br /> The Community Development Director has determined that the subject <br /> proposal is exempt from further environmental review pursuant to <br /> the CEQA Guidelines Section 15168, as a project in conformance <br /> with a Program Environmental Impact Report. <br /> THE COMMUNITY DEVELOPMENT DIRECTOR, AFTER CONSIDERING ALL OF THE <br /> EVIDENCE PRESENTED, HEREBY APPROVES THE PROJECT AS INDICATED IN <br /> THE PLANS RECEIVED BY THE COMMUNITY DEVELOPMENT DEPARTMENT, DATED <br /> JULY 24, 1990, SUBJECT TO THE FOLLOWING CONDITIONS AND BASED 014 <br /> THE FOLLOWING FINDIP'•.'GS: <br />
