Project Description <br /> The proposal is a ten ( 10) lot subdivision dividing 125.35 <br /> acres of land located south of Grant Line Road at <br /> MacArthur Drive. Proposed lot sizes range from 2.59 acres <br /> to 22 .25 acres . <br /> In addition to the subdivision of land, MacArthur Drive <br /> will wind through the site in a north-south direction. <br /> C. CEQA <br /> This project is exempt from further environmental <br /> assessment pursuant to CEQA Guidelines Section 13165, a <br /> project consistent with a Program EIR. <br /> III. ANALYSIS <br /> The Zoning Ordinance nor the Industrial Areas Specific Plan <br /> specify minimum standards for new parcels in the M-1 Zone. The <br /> ten ( 10) proposed parcels would range in size from 2 .59 acres <br /> to over 22 acres . All parcels will front on MacArthur Drive <br /> with the exception of Lot 8 which fronts on Grant Line Road. <br /> Water service for the proposed parcels is provided by the 87-1 <br /> Assessment District. Sewer service is provided by the 84-1 <br /> Assessment District. <br /> The subject property participates in the 89-1 Community <br /> Facilities District which will finance construction and <br /> widening of MacArthur Drive, landscaped medians, frontage <br /> improvements, and the installation of the storm drainage <br /> facility. <br /> IV. RECOMMENDATION <br /> Staff recommends that Application Number 14-90-MS be approved <br /> subject to the following conditions: <br /> 1. All of the conditions of the Public Works Department shall <br /> be met to the satisfaction of the Public Works Director. <br /> 2 . Any wells on site shall be abandoned in compliance with <br /> County Health Department Standards. <br /> 3. Fire hydrants shall be spaced not more than 300 feet apart <br /> to the satisfaction of the Fire Marshal . <br />
