KLEINFELDER <br /> S LIMITATIONS <br /> The completed scope of work was intended to provide a limited but reasonable reduction <br /> in risk for a reasonable price. It is not intended to be comprehensive, identify all potential <br /> concerns, or eliminate the possibility of acquiring land with some degree of problems. The <br /> scope of work was limited to a qualitative evaluation of environmental concerns associated <br /> with the potential presence of hazardous chemicals in conjunction with the transfer of <br /> financing of the referenced property. This limited environmental evaluation did not <br /> include sampling or analysis or a radon gas survey or inspections within buildings to <br /> evaluate the presence of PCBs, asbestos, etc., or to evaluate biologically sensitive areas, <br /> such as vernal pools, archaeological sites, flood plains, earthquake faults, or other services <br /> not descnbed. Other environmental or geotechnical investigative services not provided <br /> within this specific scope can be provided.for additional fees. <br /> The development of property for residential, hospital, school, or other related uses located <br /> within 2,000 feet of a significant release of hazardous waste or disposal area requires a <br /> determination of the applicability of the DESS Hazardous Waste Site Border Zone Property <br /> Law, California Health and Safety Code, Article 11, Sections 25220-5241. Commercial, <br /> industrial, and agricultural developments are usually not affected by these requirements. If <br /> future development plans change to include residential, schools or hospitals, then a <br /> hazardous waste site border zone property determination by the DHS may be required. <br /> This preacquisition assessment, we believe, is a cost-effective evaluation method in <br /> assisting a prospective buyer, seller, or financier to make an informed business decision <br /> regarding the potential presence of hazardous materials on the referenced properties. <br /> Kleinfelder performed this preacquisition assessment in accordance with generally <br /> accepted standards of care that existed in northern California at the time of this study.
