The project <br /> proposes to convert an existing 1,980 square foot garage into a tasting room and an outdoor area (approximately 6,955 <br /> square feet in size)to be used for marketing events. Operations are planned for four(4) days per week, Thursday through <br /> Sunday, eight (8) hours per day, with two (2) employees, and an average of ten (10) customers per day. The site will <br /> utilize a private well and septic system. On an annual basis,the facility proposes to have a maximum of ten(10)marketing <br /> events with a maximum of 150 attendees per event, small scale accessory events (a maximum of one [1] per day with up <br /> to eighty[80] attendees), four(4)wine release events (up to 300 attendees), and large scale accessory events (up to ten <br /> [10]times per year and up to 100 attendees). This parcel is not under a Williamson Act contract. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General <br /> Agriculture). <br /> PROJECT LOCATION: The project site is on the west side of North Tretheway Road, 4,392 feet north of East Kettleman <br /> Lane, Lodi.
