• Winston#183 <br /> Stockton,CA <br /> ' August 8,2002 <br /> 4.6 EXISTING GROUNDWATER ISSUES <br /> ' There are no known existing groundwater issues at the Site. <br /> 4.7 HAZARDOUS WASTE <br /> ' No evidence of improper disposal of hazardous wastes on the subject property was observed. <br /> 4.8 SOLID WASTE <br /> ' Solid waste at the Site is collected and stored in a dumpster located at the southwest corner of the Site. <br /> Stockton Scavenger Waste Management Company provides non-hazardous waste pickup for the Site. No <br /> significant staining or other evidence of hazardous material releases was observed in the vicinity of the <br /> ' dumpster. <br /> 4.9 FLOOR DRAINS <br /> ' Floor drains were observed within all of the bays of the Site building. The floor drains are routed to an <br /> oil/water separator(OWS)located along the north wall of the Site building which discharges to the municipal <br /> sanitary sewer system. Floor wash water is collected in the floor drains. Floor wash water typically consists of <br /> ' tap water or tap water mixed with a commercial soap. <br /> 4.10 HYDRAULIC LIFTS <br /> ' Five belowground hydraulic lifts were observed during the Site visit.In addition,one aboveground electric lift <br /> was observed in bay number 1 at the north end of the service area. No evidence of repairs to the lifts or <br /> replacement of any lifts was apparent. No visible evidence hydraulic fluid leaks from the lifts was noted. <br /> ' 4.11 OIL/WATER SEPARATOR <br /> An oil/water separator (OWS) was present beneath the western driveway area of the Site building at the <br /> ' location noted on Figure 2. The OWS receives wastewater from floor drains and, in turn,discharges to the <br /> sanitary sewer. According to Mr.Miller,the OWS has been cleaned and inspected annually. The OWS was <br /> installed at the time of building construction in approximately 199 1. <br /> ' 4.12 INTERVIEWS <br /> ' 4.12.1 Site Representative <br /> Mr.Tim Miller, Manager of Winston Tire Store#183, provided information on past and current <br /> usage of the Site. Based upon these discussions, SECOR learned the following: <br /> ' Mr. Miller stated: <br /> ' • That he had only been manager of this location for about 1 year; <br /> • The building on the Site was constructed in approximately 1991 for Winston Tire Company. <br /> ' The Site was previously vacant. <br /> • There are no known environmental issues related tothe Site; <br /> Mr. Miller was unaware of any major spills of petroleum products that may have occurred at the <br /> Site; <br /> Mr. Miller had no knowledge of any threatened or past: <br /> ' 0024 gystore 183 phase 2 rviewedI SECOR International incorporated <br /> 6 <br />
