URS
RECEIVE®
February 21,2012 FEB 2 3 2012
ENVIRONMENTAL HEALTH
Mr. Johnny Yoakum PERMIT/SERVICES
San Joaquin County Environmental Health Department
600 East Main Street
Stockton, California 95202
Re: Soil and Groundwater Testing Work Plan
San Lorenzo Lumber Company
11800 South Harlan Road,Lathrop,CA 95330
URS Project No.33763358
Dear Mr. Yoakum:
URS Corporation Americas, on behalf of RN Real Estate, LLC, has prepared this work plan for soil and
groundwater testing at their facility located at 11800 South Harlan Road, Lathrop, San Joaquin County,
California (site) (Figure 1). This work plan has been prepared at the request of the San Joaquin County
Environmental Health Department (SJCEHD) to satisfy the agency's requirements for obtaining a well
and boring permit. The testing is being performed as part of RN Real Estate's environmental risk
management plan to investigate potentially sensitive features on their properties. The testing is not being
performed in response to direct evidence of a release from these features.
SITE BACKGROUND
The site is located at 11800 South Harlan Road in Lathrop, California(Figures 1 and 2). The site consists
of an approximately 41-acre parcel formerly used as a lumberyard. Currently, the site is used as a
maintenance/repair facility for trailers of large commercial trucks and storage of surplus grains awaiting
use as pet food. Site structures include an office, a warehouse, two mill buildings, a maintenance
building, fire protection system, and a percolation pond. Site facilities include an oil/water separator
(OWS), septic system, and two former underground storage tanks (USTs) containing diesel and gasoline
and associated fuel pumps.
The two USTs (10,000-gallon diesel and 5,000-gallon gasoline) were located between the office and
maintenance building and removed from the property in 1997, under county supervision. According to
the site inspector's report, the tanks were in good condition with no evidence of leaks or holes. The OWS
reportedly has not been used since the property operated as a lumberyard, approximately in 2008. The
property is not currently on public water or sewer system.
UTILITY CLEARANCE
Boring locations will be marked clearly in white paint, and Underground Service Alert (USA) will be
notified at least 48 hours before field sampling begin. Additionally, a geophysical survey to identify
underground utilities will be performed before field sampling begins.
URS Corporation Americas
2870 Gateway Oaks Drive,Suite 300
Sacramento,CA 95833 G:\CommerciahMisc Clients\Goodyear\Newark
Tel:916.679.2000
Fax:916.679.2900
