• CONDITIONS OF APPROVAL MS-87-86 JANE E . COCHRANE Unless otherwise specified , all conditions of approval shall be complied with prior to the submittal of the Parcel Map to the County Surveyor . PUBLIC WORKS DEPARTMENT 1 . A parcel map is required . 2 . a . Piper Place shall be dedicated and improved within the subdivision in conformance to County Standards of 50-foot right-of-way street (Rural and Estate type ) . b . All Improvement Plans and specifications must be approved by the County of San Joaquin Department of Public Works prior to approval of the Final Map . C . If improvements referred to herein are not completed prior to the approval of the Final Map , the subdivider shall execute an agreement with the County of San Joaquin insuring the completion of improvements within one ( 1 ) year after filing the Final Map . 3 . Storm drainage shall be contained on each lot . 4 . A Preliminary Soil Report shall be required . 5 . Underground utilities are required . Public utility easement shall be as required by the public utility companies . LOCAL HEALTH DISTRICT 1 . Construction of an individual domestic water well under a well permit and inspection by the Local Health District . 2 . Percolation test under a permit and inspection by the Local Health District on all three ( 3 ) lots and a ten foot soil profile on Parcel B . 3 . Construction of an . individual sewage disposal system under a Sanitation Permit and inspection by the Local Health District . BUILDING DIVISION 1 . A grading plan shall be submitted and approved and a grading permit issued by the Building Inspection Division prior to performing any excavation or filling of earth material : 1 . A grading plan shall contain the information listed in the U .B . C . , Appendix , Chapter 70 , Section 7006 ( 1 ) .
