(Note: a Minor Subdivision application that will create a 1.31 acre parcel (Parcel A) for the pre-school and a 1.69 acre parcel (Parcel B) for the multi- use building, from the 3-acre P-F parcel, will be submitted concurrently with the Use Permit.) The pre-school (anticipated to be a Montessori pre-school) will: a) include a 10,448 square foot fenced kids play area; b) have 55 parking stalls (51 standard, 2 accessible, and 2 van accessible, stalls) for 200 students and 15 teachers; and c) be open Monday through Friday, from 6:30 a.m. to 6:30 p.m. The multi-use building will: a) have 76 parking stalls (70 standard, 2 accessible, and 4 van accessible, stalls); b) provide space for a swim academy with an indoor swimming pool for children and adults, open seven (7) days a week from 8:00 a.m. to 8:00 p.m., and a "Karate Center and Kids Recreation Play Center", open seven (7) days a week, from 8:00 a.m. to 8:00 p.m.; c) include a medical office consisting of a 24-hour urgent care facility, and an autism clinic, therapist office, dentist or optometrist office, open seven (7) days a week, from 8:00 a.m. to 6:00 p.m.; and d) include a commercial education facility, open seven (7) days a week, from 8:00 a.m. to 8:00 p.m., providing math/language enrichment and other related services (e.g., SAT/ACT preparation). The Property is zoned P-F (Public Facilities)and the General Plan designation is P (Public).
