APPLICANT: John Vierra UILJ � <br /> 67667 Highway 20 212 West Pine Street <br /> Bend, OR 97701 Lodi, CA 95240 <br /> PROJECT DESCRIPTION: A Use Permit application for a small winery to be constructed in two (2) phases over five (5) <br /> years. Phase 1 includes the construction of a 10,530 square foot winery production building for a variety of uses (work <br /> area and barrel storage, refrigerated storage, office, conference room, tank storage & restrooms) and a 2,300 square foot <br /> covered crush pad. Phase 2 includes the construction of a 9,930 square foot multi-purpose building for events (event <br /> space, kitchen, bar, restrooms & storage), a 1,500 square foot wine tasting room, a water tower, and a 9,500 square foot <br /> expansion to the Phase 1 winery production building. Daily winery operations are planned for eight (8) hours per day 9 <br /> am to 5 pm, seven (7) days per week with six (6) employees with an average of thirty (30) customers per day Monday <br /> through Friday and 100 customers per day on Saturday and Sunday. The winery proposes to have twelve (12) Marketing <br /> Events per year for a maximum of 300 attendees; an average of eighty (80) Small-scale Accessory Winery Events per <br /> year with a maximum of eighty (80) attendees; and sixty (60) Large-scale Accessory Winery Events per year with a <br /> maximum of 300 attendees; and four (4) Wine Release events per year with a maximum of 300 attendees. Outdoor <br /> amplified sound is proposed for use during Marketing Events and Large-scale Accessory events. The site will utilize an <br /> on-site private well, septic system, and on-site stormwater drainage. Access will be provided by a private easement from <br /> North Davis Road. The site plan depicts the resultant parcels of a proposed lot line adjustment that will be completed at a <br /> later date if the project is approved. This parcel is not under Williamson Act Contract. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General <br /> Agriculture) and OS/RC (Resource Conservation). <br /> PROJECT LOCATION: The project site is on a private easement 2,600 feet east of North Davis Road, one (1) mile south <br /> of Peltier Road, Lodi.
