Item No . 4
PC: 1-22-87
MS-87-33
Page 4
shaped configuration of the project site lends itself to the
design as submitted and appears reasonable .
During the preapplication conference , the applicant expressed
concern over the Public Works recommendation for sidewalks on
Wilson Way Court . He felt that due to the industrial nature of
the project and lack of pedestrian traffic, sidewalks should
not be a requirement . Staff notes that past developments which
were built without sidewalks have created problems because
there is a natural tendency to park in the public right-of-way.
With no sidewalk, people then walk in the street . This con-
dition should remain if the project is approved.
Except for Parcel 1 , already developed, no direct access is
proposed to Wilson Way from any of the other seven lots . See
the Department of Pubic Works "Conditions, if Approved. "
Because of the similarity in name with Wilson Way, Wilson Way
Court should be renamed if the project is approved.
FACILITIES/SERVICES :
Sewage Disposal :
The project site is located outside the boundary of the East
Stockton Sanitary Sewer District . The existing County facili-
ties cannot provide sanitary sewer services at this time, but
the applicant anticipates receiving the necessary service prior
to recordation of the final map. A parcel map, if approved, is
valid for 24 months and can be extended for an additional 12
months . The project cannot develop without all public services
provided as noted in Section 9-9005 (c) of the Planning Title
and as reflected in the suggested "Conditions, if Approved. "
Water Supply:
No public water exists at this time. Public water is proposed
and is mandated by the Code and required by the San Joaquin
Local Health District . Water must be provided by the
California Water Service Company of the City of Stockton. See
the "Conditions, if Approved. "
Storm Drainage :
Storm drainage is terminal and will be directed to an existing
storm drainage pond under County Public Works control which
abuts to the southwest . The Department of Public Works notes
that State permits from the Reclamation Board and the Water
