i
Mohr-Fry Ranches
950 Industrial Drive, Stockton, California May 31, 1995
Phase III Remedial Excavation Report Page: 6
1
This aquifer is considered to be of beneficial use and as a result, must be protected from
contamination Those identified uses include agriculture and industrial, as well as
potential use for animal or human consumption
8.0 Conclusions
Excavation 1 had no detectable remaining contaminants Composite samples of the
excavated soil detected motor oil (Figure 4 & Table 1)
Excavation 2 has some Diesel and Motor Oil detected in five(5) of the 23 samples (Figure
' 5 & Table 2) Field screening with the PID did not detect contaminants Composite
sampling of the excavated soils detected Toluene, E-Benzene, Xylenes, Diesel and Motor
Oil contamination(Table 2)
' Excavation 3 has a trace of Diesel remaining in the floor of the outside excavation (F-3-1)
Sample F-3-2 was taken in the area of the support pillar for the pier block, as was sample
' WSI-3-10 The latter two samples were taken for confirmation of contamination that
could not be removed without compromising the structural integnty of the building
Given the aforementioned data from the excavated areas, the minor amounts of residual
contaminants at the 4,000 gallon tank location (Excavation 2) and the diesel tanks located
adjacent to the main structure (Excavation 3) indicates that the effectiveness of the site
mitigation activities accomplished a 98% cleanup level The residual contaminates that
were left in place are minor in level and amount, and they do not pose any threat to human
health or the environment
The levels f Toluene e s o o uene and Xylenes found in MW-1, 2 & 3 and Boring B-2 soil samples
(Appendix D) are of such low levels that if they entered the shallow groundwater
underlying this site, the impact to groundwater would be minimal and certainly would not
exceed the State of California's Recommended Action Level or MCL identified in the
Valley Basin Plan developed to protect the waters of this State
VJ
9.0 Recommendations
After a complete review of all the data generated during the Investigative and Remedial
' activities associated with this site, it is the opinion of WBF that these locations have been
successfully mitigated of the primary and secondary sources of contamination associated
with the underground fuel tanks
IIt is also recommended that Groundwater Quarterly monitoring continue until such tune as
total discovery regarding the underground acetone tank location southeast of the building
