Site History
Boyett Petroleum(419 S.Main St.,Manteca)
On November 20, 2002, Condor conducted a sensitive receptor survey (SRS) within a 2,000-foot radius
of the site to identify potential areas of groundwater recharge or discharge, schools, and potential water
well users that could be impacted by migration of groundwater from the site. The findings of the SRS
included:
➢ Eighteen California Department of Water Resources (DWR) Central District well records
pertained to 23 wells that were verified to be within the study area.
■ During the area reconnaissance, Condor was unable to locate 20 of the 23 wells indicated by
DWR well records.
Of these 20 wells, 14 were classified as monitor wells, four were classified as
extraction wells, one was listed as an irrigation well, and one was indicated as
"other". According to a Pacific Gas and Electric Company (PG&E) representative,
PG&E is the owner of the well designated as"other".
■ Of the three remaining wells, one well was destroyed (as documented by the DWR), and two
monitor wells (indicated on a single well record) were identified.
• A well record for a property located at 151 S. Main Street indicated that two monitor
wells were installed in 1996. These wells are part of a group of monitor and
extraction wells that were not visible during Condor's area reconnaissance. The two
monitor wells are located approximately 1,000 feet north of the site.
➢ Four well locations not included in the information provided by the DWR were identified during
the area reconnaissance. These included:
• A municipal well located at 323 (33 1) Jessie Avenue, approximately 1,500 feet west of the
site.
• Nine monitor wells located on-site at 419 S. Main Street, including the one located across
Wetmore Avenue.
■ Five monitor wells located at 151 S. Main Street, approximately 1,000 feet north of the site.
■ One drinking water well located at Manteca High School, approximately 1,800 feet northeast
of the site.
➢ Two schools were identified within the study area:
■ Manteca High School located at 450 E. Yosemite Avenue, approximately 1,400 feet northeast
of the site.
• Manteca Community Day School located at 680 Mikeseil Avenue, approximately 1,600 feet
east of the site.
➢ One municipal water well, the City of Manteca Well #5, is located at 331 Jessie Avenue,
approximately 1,500 feet west of the site; however, during the area reconnaissance, this well was
observed at 323 Jessie Avenue. Mr. Eric Medeiros of CMPW described this well as installed in
1952 to a total depth of 125 feet bgs and was constructed using 100 feet of 18-inch casing with no
screened intervals. Mr. Joe Wells of the City of Manteca Public Works (CMPW) indicated that a
groundwater sample collected from this well in September 2002 tested negative for MTBE.
A detailed description of the SRS was presented in Condor's Groundwater Monitoring Report, Third
Quarter 2002, dated January 16, 2003.
In the Groundwater Monitoring Report, Third Quarter 2002, dated January 16, 2003, Condor
recommended that quarterly monitoring of the site should continue. All of the monitor wells contained a f
high percentage of sediment and require redevelopment. In addition, Condor recommended that damaged
wells MW-4 and MW-5 be properly destroyed and MW-4 be replaced by a new monitor well. Also,
Condor recommended the installation of an additional well south of MW-9 in order to provide data
between the USTs and the northwestern portion of the site, which has historically contained elevated
levels of MTBE in groundwater samples collected from monitor wells MW-1 and MW-7.
