FINDINGS FOR SITE APPROVAL <br /> PA-1900007 <br /> LEGIONARIOS DEL TRABAJO AMERICA/CHARLIE GAY <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> • This finding can be made because the proposed billboard sign (Use Type: Off-premise Sign) <br /> may be conditionally permitted in the C-C (Community Commercial)zone with an approved <br /> Site Approval application. The project site has a General Plan designation of CIC <br /> (Community Commercial). Therefore, the proposed billboard sign is consistent with the <br /> goals, policies, standards and maps of the General Plan and there are no Master Plans, <br /> Specific Plans, and/or Special Purpose Plans in the project vicinity. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because there are no new utility or roadway improvements <br /> required. The billboard sign is an unmanned facility and will not impact existing public <br /> utilities.This project will not require the use of a public water or septic system and all storm <br /> water will be retained on site.The parcel will be accessed from East Quashnick Road. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the 5.11-acre parcel is of adequate size and shape to <br /> accommodate the proposed use, building coverage, setbacks, and other requirements of <br /> the Development Title.The parcel is of adequate size to accommodate the fifty (50)-foot-tall <br /> billboard sign. There are no residences on adjoining parcels within the fifty (50)-foot fall <br /> zone of the tower. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the Initial Study prepared for this project found no <br /> potentially significant environmental impacts. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the proposed use may be conditionally permitted in the <br /> C-C (Community Commercial) zone with an approved Site Approval application. The <br /> proposed use will not interfere with nor alter the current land uses on adjoining properties. <br /> The adjacent surrounding parcels are primarily Commercial and Very Low Density <br /> Residential with houses. The nearest residence on an adjacent parcel is located 415 feet <br /> east of the project site. <br /> PA-1900007 - Findings 1 <br />
