SECTION III. <br /> GENERAL SITE DESCRIPTION <br /> This section provides a brief description of the site, the physical setting of the site and vicinity, <br /> and a summary of previous environmental investigations. <br /> A. DESCRIPTION OF SITE AND VICINITY <br /> The subject property consists of an approximately five-acre parcel of land occupied by an <br /> approximately 50,000- square-foot single-story industrial building and a 1,500-square-foot <br /> single-story office structure. The Site is located on the south side of Industrial Drive <br /> approximately 500 feet east of McKinley Avenue, within an industrial area. The San Joaquin <br /> County Assessor's parcel number is APN 177-28-020. <br /> The subject buildings were vacant during the PEI site visits in 2010 and during the current <br /> investigation. NICA Metals, a materials recycling business, most recently occupied the Site, <br /> from mid-2008 to late 2009. <br /> The property is bordered by the following: <br /> North: Immediately by Industrial Drive, then by a commercial-use property <br /> occupied by Horizon Milling (3939 Producers Dr.). <br /> East: Immediately by a large commercial-use shipping warehouse property (440 <br /> Industrial Dr.), then by Gibraltar Court. <br /> South: Immediately and farther south by undeveloped/vacant properties (apparently <br /> Union Pacific Railroad easements, according to the assessor's parcel map). <br /> West: Immediately by a railroad spur (on the subject), then commercial-use <br /> property occupied by H & H Engineering Construction, Inc. (212 Industrial <br /> Dr.), then by a vacant property, and farther west by a railroad right of way, <br /> then by McKinley Avenue. <br /> The site location and local topography are illustrated in Figure 1, adapted from the USGS 7.5- <br /> minute Stockton West Quadrangle, 1968, photo-revised 1987. An aerial photograph of the <br /> property and its surroundings buildings is provided as Figure 2. <br /> B. PHYSIOGRAPHIC AND TOPOGRAPHIC CONDITIONS <br /> The subject property's physical setting was researched employing the United States Geological <br /> Survey (USGS) 7.5-minute Topographic Quadrangle (Quad) Map (scale of 1 inch to 2,000 <br /> feet) relevant to the subject property, the Stockton West Quadrangle (1987 photorevision). <br /> The map shows physical features such as wetlands, roadways, railroads, mines, and buildings. <br /> The Stockton West Quadrangle was used as the Standard Physical Setting Source, and is <br /> sufficient as a single reference. <br /> Limited Phase II Environmental Site Assessment Report Pinnacle Environmental,Inc. <br /> 248 Industrial Avenue,Stockton,CA 95206 Page 7 <br />
