375 West Larch Road,Tracy
August 28, 2013
Page 5
The results of the investigation indicate a minor release from the fuel storage tank and pump area.
The release is limited in magnitude and below current California Environmental Screening levels for
the protection of groundwater. ERAS recommends no further actions regarding the subsurface
environmental conditions at the Property.
REFERENCES
Ami Adini Associates, Inc., Groundwater Monitoring Report Third Quarter 2012, Frontier
Transportation, 425 Larch Road, Tracy, California, 95304, October 15, 2012.
Bartow, J.A. and Nilsen T.H., Review of the Great Valley sequence, eastern Diablo Range and
northern San Joaquin Valley,Central California, U.S.Geological Survey Open File Report OFR
90-226, 1990
ERAS, Phase 1 Environmental Site Assessment, 375 West Larch Road, Tracy, California, ERAS
Project Number 13150, July 18, 2013.
ERAS, Work Plan For Limited Phase II Subsurface Investigation, 375 West Larch Road, Tracy,
California, August 9, 2013.
CERTIFICATION
Our firm has prepared this report for the Client's exclusive use for this particular project and in
general accordance with the accepted standard of practice that exists in Northern California at the
time the investigation was performed. No other representations, expressed or implied, and no
warranty or guarantee is included or intended. No subsurface investigation is complete enough to
guarantee that no contamination exists on a particular site and the judgments leading to conclusions
and recommendations are generally made based on the data collected according to the scope of
work performed and are therefore potentially limited and incomplete. More extensive studies can
tend to reduce the uncertainties associated with this type of investigation.
This report may be used only by the client and only for the purposes stated within a reasonable time
from its issuance. Land use, site conditions (both on-site and off-site)or other factors may change
over time, and additional work may be required with the passage of time. Any party other than the
client who wishes to use this report shall notify ERAS of such intended use. Based on the intended
use of report, ERAS may require that additional work be performed and that an updated report be
issued. Non-compliance with any of these requirements by the client or anyone else will release
ERAS from any liability resulting from the use of this report by any unauthorized party.
