PARCEL VICINITY LOCATION MAP <br /> <br />San Joaquin County Assessor’s Map Book 143 Page 15 depicts the site parcel (APN 143- <br />150-150) on the southeast portion of the page. The parcel is bordered to the east and <br />south by Stockton Terminal and Eastern Railroad Company properties (miscellaneous <br />property; 143-150-280 and 143-240-150); to the north by commercial property (143-150- <br />270); and to the west by Report Avenue followed by commercial properties (143-190-030 <br />and 143-190-020) and residential property to the northwest (143-170-310). The parcel <br />vicinity map and a satellite overview map are included as Appendix A. <br /> <br /> <br />1.4. SITE MAP <br /> <br />A plan of the specific site features (i.e., structures, drives, wells, septic systems, large <br />trees, pastures, etc.) is illustrated in Figure 2. <br /> <br /> <br />2.0. PRESENT AND PAST USAGE OF SITE <br /> <br />The property is currently utilized by Maxi Trailers, a manufacturer of custom concession <br />trailers and trucks. The property has been historically utilized for commercial purposes. <br />The current warehouse was built on the property in the late 1970s. Prior to commercial <br />development, the property was likely used for light commercial/industrial purposes. The <br />property is situated on the eastern edge of Stockton, California. <br /> <br /> <br />2.1 POTENTIAL SITE PROBLEM ASSESSMENT <br /> <br />Water supply for the property is currently provided by the California Water Service <br />Company’s water well system. The existing septic system at the site will not affect water <br />being supplied to the property, and the proposed land use change will not affect water <br />being supplied to the property. <br /> <br /> <br />3.0. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> <br />There is one current septic system located at the subject property. The septic system is <br />located approximately 40 feet west of the southwest corner of the existing warehouse <br />structure and is utilized by the commercial business five days a week (Figure 2). The <br />septic system consists of a 1,200-gallon septic tank, three leach lines approximately 15, <br />40, and 50 feet long, and three seepage pits (33” by 25’). The septic system is utilized <br />260 days a year (Figure 2; Appendix B). <br /> <br />There are no plans to install another septic system at the site. <br /> <br />
