PUBLIC WORKS DEPARTMENT <br /> a. A parcel map is required. <br /> b. A 5-foot wide roadway Irrevocable Offer of Dedication is <br /> required on Dodds Road, Van Allen Road, and Robinson Road <br /> along the frontage of the Remainder, with 30' x 30' road <br /> returns (snipes) at the corners. <br /> C. A 5-foot wide roadway dedication is required on Van Allen <br /> Road along the frontage of Parcel 1 . <br /> d. The frontage improvements for Van Allen Road shall be <br /> constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way rural street. The <br /> construction of the frontage improvements may be deferred <br /> at the option of the Department of Public Works, in which <br /> event the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the Parcel Map <br /> (A $250.00 fee is required for processing per Ord. No. <br /> 3337 in addition to a copy of the Grant Deed and an <br /> engineer's estimate with a drawing of the required <br /> frontage improvements on a form to be supplied by the <br /> Public Works Department.) <br /> 2. LOCAL HEALTH DISTRICT <br /> a. Construction of an individual domestic water well under a <br /> well permit and inspection, at the time of development, <br /> by the Health District. <br /> b. Construct an individual sewage disposal system under a <br /> permit and inspection, at the time of development by the <br /> Health District prior to occupancy. <br />
