CONDITIONS OF APPROVAL <br /> MS-89-99 <br /> Juanita Rea <br /> Unless otherwise specified, all conditions of approval shall <br /> be complied with prior to the approval of the Parcel Map. <br /> 1. PUBLIC WORKS DEPARTMENT <br /> a. A parcel map is required. <br /> b. A 5--foot wide roadway dedication is required on Priest <br /> Road along the frontage of. Parcel 1. <br /> C. A 25--foot wide Irrevocable Offer of Dedication is <br /> required along the north line of APN 193-220-12. <br /> d. Drainage for each lot shall be retained on-site and <br /> calculations shall be submitted for approval. <br /> e. The frontage improvements for Priest Road shall. be <br /> constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way rural street. The <br /> construction of the frontage improvements may be deferred <br /> at the option of the Department of. Public Works, in which <br /> event the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the Parcel Map <br /> (A $250.00 fee is required for processing per Ord. No. <br /> 3337 in addition to a copy of the Grant Deed and an <br /> engineer's estimate with a drawing of the required <br /> frontage improvements on a form to be supplied by the <br /> Public Works Department. ) <br /> 2. PUBLIC HEALTH SERVICES <br /> a. Construct an individual domestic water well on each <br /> parcel, under a well permit and inspection by the <br /> Environmental Health Division. <br /> The proposed subdivision shall meet the Rules and <br /> Regulations of San Joaquin County Ordinance No. 549. <br /> Percolation tests are to be done on each lot, a soil <br /> profile on Parcel 2, and minimum sewage disposal area as <br /> determined by these tests is to be set aside for each lot <br /> for Environmental Health Division approval. A permit for <br /> the percolation tests from the Environmental Health <br /> Division is required. <br />
