2.0 SITE DESCRIPTION <br /> The subject property consists of an approximately 5-acre parcel of land, occupied by an <br /> approximately 50,000-square-foot single-story industrial building, and a 1,500-square-foot single-story <br /> office structure. The subject buildings were vacant during the site visit, but most recently were occupied <br /> by NICA Metals, a materials recycling business. <br /> The subject property is located on the south side of Industrial Drive approximately 500 feet east of <br /> McKinley Avenue, within an industrial area. It is identified by the San Joaquin County Assessor as <br /> Parcel Number 177-280-20. The relevant portion of the Stockton West, California, topographic map is <br /> excerpted and shown as Figure 1 of this work plan. Figure 2 is a site plan that shows the approximate <br /> locations of structures on the property, the approximate locations of the property boundaries, and <br /> adjoining structures. Subsurface utilities (e.g., sewer lines, electrical, water, and stormwater drains) <br /> were identified by a private utility location contractor prior to subsurface work in the most recent field <br /> work. The identified utilities and the prior boring locations are shown in Figure 3. <br /> 3.0 SCOPE OF WORK <br /> As shown in Figure 4, PEI plans to complete up to eight soil borings (up to 40 feet deep, assumes <br /> two days of field work)to groundwater. Borings will be placed proximal to areas of concern identified in <br /> Section 3.2 below. <br /> 3.1 Utility Service Notification <br /> PEI will contact USA/Dig Alert (an underground utility marking organization) to mark <br /> utilities (water, sewer, electrical, gas, etc.) entering the site from the public right-of-way toward <br /> the work area. Notification will be given to Dig Alert at least 48 hours in advance of the work <br /> commencement,as required by law. <br /> 3.2 Soil& Groundwater Sampling <br /> Field work will be completed under the direct supervision of Mr. Mark Slatten, CEG, <br /> CHG. PEI proposes to complete up to 8 soil borings to approximately 40 feet bgs at the subject <br /> property based on data from the March 2012 investigation. Since the borings are being advanced <br /> in previously investigated areas, the geophysical survey completed for the prior investigation <br /> will suffice for the proposed field work of this assessment.
