PRELIMINARY SUBSURFACE INVESTIGATION WORK PLAN <br /> INDUSTRIAL PROPERTY <br /> 248 INDUSTRIAL DRIVE <br /> STOCKTON, CALIFORNIA 95206 <br /> 1.0 INTRODUCTION <br /> The subject property consists of an approximately 5-acre parcel of land, occupied by an <br /> approximately 50,000-square-foot single-story industrial building, and a 1,500-square-foot single-story <br /> office structure. The subject buildings were vacant during the site visit, but most recently were occupied <br /> by NICA Metals, a materials recycling business. The property is now in the hands of a Receiver, Mr. <br /> Stephen Donell, who is acting as owner of the property. <br /> The scope of Work Plan for this preliminary subsurface investigation is based on information gathered <br /> during a July 23, 2010 Phase I ESA completed by Pinnacle Environmental, Inc. (PEI) for the subject <br /> property. That report concluded the subject property was used as a large (apparent) agricultural products <br /> warehouse from approximately 1960 to the early 1980s. It was then occupied by a roofing manufacturer <br /> until 2007 and a metal recycling business through 2010. Significant portions of the property have been <br /> altered and/or improved from their earlier states, including various generations of paving, alterations and <br /> additions to the main building, removal of equipment and ASTs, alterations to stormdrain systems, etc. <br /> Due to the potential change in ownership of the subject property, Pinnacle Environmental, Inc. (PEI) has <br /> been requested to perform a due-diligence assessment. <br /> As required by the city of Stockton and San Joaquin County Department of Environmental Health, PEI <br /> is pleased to present this workplan for limited subsurface assessment. <br /> 2.0 SITE DESCRIPTION <br /> The subject property consists of an approximately 5-acre parcel of land, occupied by an <br /> approximately 50,000-square-foot single-story industrial building, and a 1,500-square-foot single-story <br /> office structure. The subject buildings were vacant during the site visit, but most recently were occupied <br /> by NICA Metals, a materials recycling business. <br /> The subject property is located on south side of Industrial Drive approximately 500 feet east of <br /> McKinley Avenue, within an industrial area. It is identified by the San Joaquin County Assessor as <br /> Parcel Number 177-280-20. The relevant portion of the Stockton West, California topographic map is <br /> excerpted and shown as Figure 1 of this work plan. Figure 2 is a site plan which shows the <br /> approximate locations of structures on the property, the approximate locations of the property <br /> boundaries, and adjoining structures.
