Stantec <br /> PHASE II ENVIRONMENTAL SITE ASSESSMENT REPORT <br /> 1.0 Introduction <br /> 1.1 BACKGROUND <br /> Stantec Consulting Corporation (Stantec) was contracted by Calpine Containers, Inc. (Calpine) <br /> to conduct a Phase II Environmental Site Assessment (ESA) of the commercial property located <br /> at 1301 East Lockeford Street, in Lodi, San Joaquin County, California (Site). The Site is <br /> identified by Assessor's Parcel Number 049-34-026. This report documents the results of the <br /> soil vapor and subsurface assessment completed at the Site in support of Calpine's <br /> environmental due diligence. The Phase II ESA evaluated the potential for subsurface soil and <br /> soil vapor impacts on the Property that may have resulted from historical activities on the Site or <br /> nearby properties. <br /> The Phase II ESA was performed in accordance with the terms and conditions specified in <br /> Stantec's Work Plan to Calpine dated February 18, 2011. This Phase II ESA report is subject to <br /> the limitations provided in Section 5 and was conducted as part of a loan agreement with Union <br /> Bank of California for the Site. <br /> The Site occupies 2.84 acres and is located on the north side of East Lockeford Street <br /> approximately 460 feet east of North Cluff Avenue (Figure 1). A Phase I ESA dated November <br /> 30, 2010 was prepared for the Site by Enercon Services, Inc. to provide a decision-making tool <br /> intended to assist Union Bank in evaluating potential environmental business risks associated <br /> with the Site. Based on the Phase I ESA Site was used for agriculture prior to 1957. Enemon <br /> Services, Inc. also stated: <br /> The subject property was developed as industrial property by Calpine Containers in <br /> 1962. The subject property has been used by Calpine Containers as a packaging <br /> assembly and storage facility since at least 1962. <br /> The subject property is currently improved with two warehouse buildings constructed in 1962 <br /> and three large shade structures used to protect outdoor storage of boxes and containers. <br /> The buildings are constructed with concrete slab-on-grade foundations, wood truss roofs, <br /> and corrugated metal walls. The warehouse building on the south end of the subject <br /> property is used to store folded cardboard boxes until they are shipped to another facility for <br /> assembly. The main operations office area and a small workshop are located within this <br /> warehouse. The warehouse in the center of the subject property is also used to store <br /> cardboard boxes and packing materials and contains a small break room. <br /> The remainder of the subject property consists of asphalt paved driveways and <br /> parking lots.
