Fort Washington, Suite 103 <br /> Fresno, California 93730 <br /> Reference: Work Plan for Soil Vapor Survey <br /> 1301 East Lockeford Street, Lodi, California <br /> Dear Mr. Sommers: <br /> Stantec Consulting Corporation (Stantec) has prepared this Work Plan on behalf of Calpine <br /> Containers, Inc. (Calpine) for the soil vapor survey at the Calpine facility located at 1301 East <br /> Lockeford Street in Lodi, California (Figure 1). This Work Plan was prepared for submittal and <br /> approval by the San Joaquin County Environmental Health Department (EHD) prior to the soil <br /> vapor survey field work. <br /> The soil vapor survey is part of Calpine's environmental due diligence investigation and was <br /> requested by Union Bank. Union Bank is considering extending a loan for the Property and has <br /> requested that data on the subsurface and soil vapor be evaluated beneath the Property. The soil <br /> vapor survey is aimed at evaluating the potential for subsurface soil and soil vapor impacts on the <br /> Property that may have resulted from historical activities on the Property or nearby properties. <br /> POTENTIAL SOURCES <br /> The Calpine Site is located within a mixed industrial/residential area. The potential sources of <br /> contamination from the Site are: 1) the former parts washer that was located in the southwest <br /> corner of the southern warehouse in the shop portion of the building (Figure 1), 2) the former UST <br /> that was previously removed from the Site and received closure from the EHD, and 3) the potential <br /> for fluids to be discharged through the sewer lines. <br /> SITE CONCEPTUAL MODEL <br /> Based on the GeoTracker website the nearest site with available information on soil and <br /> groundwater data is located approximately 1,500 feet southwest of the Calpines Site. The adjacent <br /> site is identified as Valley Pacific Petroleum Services, 930 Victor Road, as is identified with the <br /> GeoTracker global identification number SL375213641. Based on the recent 2010 data for this site <br /> the upper 10 feet of soil is a gravely silt with sand (ML). Groundwater is located approximately 55 <br /> to 59 feet below the ground surface at that location and the groundwater gradient is to the south at <br /> less than 0.01 feet/foot. <br />
