Fort Washington, Suite 103 Fresno, California 93730 Reference: Work Plan for Soil Vapor Survey 1301 East Lockeford Street, Lodi, California Dear Mr. Sommers: Stantec Consulting Corporation (Stantec) has prepared this Work Plan on behalf of Calpine Containers, Inc. (Calpine) for the soil vapor survey at the Calpine facility located at 1301 East Lockeford Street in Lodi, California (Figure 1). This Work Plan was prepared for submittal and approval by the San Joaquin County Environmental Health Department (EHD) prior to the soil vapor survey field work. The soil vapor survey is part of Calpine's environmental due diligence investigation and was requested by Union Bank. Union Bank is considering extending a loan for the Property and has requested that data on the subsurface and soil vapor be evaluated beneath the Property. The soil vapor survey is aimed at evaluating the potential for subsurface soil and soil vapor impacts on the Property that may have resulted from historical activities on the Property or nearby properties. POTENTIAL SOURCES The Calpine Site is located within a mixed industrial/residential area. The potential sources of contamination from the Site are: 1) the former parts washer that was located in the southwest corner of the southern warehouse in the shop portion of the building (Figure 1), 2) the former UST that was previously removed from the Site and received closure from the EHD, and 3) the potential for fluids to be discharged through the sewer lines. SITE CONCEPTUAL MODEL Based on the GeoTracker website the nearest site with available information on soil and groundwater data is located approximately 1,500 feet southwest of the Calpines Site. The adjacent site is identified as Valley Pacific Petroleum Services, 930 Victor Road, as is identified with the GeoTracker global identification number SL375213641. Based on the recent 2010 data for this site the upper 10 feet of soil is a gravely silt with sand (ML). Groundwater is located approximately 55 to 59 feet below the ground surface at that location and the groundwater gradient is to the south at less than 0.01 feet/foot.
