2.0 BACKGROUND <br /> L <br /> The Property is comprised of one single-story building (Stockton Savings Bank) situated on <br /> Lapproximately 1.5 acres of land. The majority of the site is paved with asphalt, providing <br /> parking spaces for employees and customers on the north and west sides of the Property, and <br /> includes minimal landscaping consisting of manicured grasses, shrubs, and trees. The land <br /> use of properties in the surrounding area are primarily commercial, retail, and residential in <br /> nature. A site layout map is provided on Figure 2. <br /> LTerranext was initially retained by Guaranty Federal Bank to perform a Phase I <br /> Environmental Site Assessment (ESA) of the Property. The purpose of this Phase I ESA was <br /> to make inquiry into the environmental condition of the Property and evaluate the potential <br /> ((_ environmental liabilities associated with the Property. <br /> 4 <br /> The results of the Phase I investigation were presented in a Terranext report dated <br /> January 29, 1997 (entitled: Phase I Environmental Assessment, Stockton Savings Bank, <br /> Manteca Branch). The results indicated there were no apparent environmental concerns from <br /> surrounding sites or from current operations on the Property. However, a review of Fire <br /> Insurance (Sanborn) Maps available for the Property (years 1918, 1921 and 1941) identified <br /> La tire vulcanization facility (1921) and a gas and oil store (1941) on the Property (shown on <br /> Figure 2).
