lVel'ths"falINC. EXECUTIVE SUMMARY <br /> Versar, Inc. (Versar) was retained by Bank of America,N.T. & S.A. (B of A) to perform <br /> a Phase I Environmental Site Assessment (ESA) at the B of A Ripon Branch No. 0852, located at <br /> 234 West Main Street in Ripon, California(Site). The purpose of this Phase I ESA was to <br /> investigate and evaluate the environmental condition of the Site and surrounding properties to <br /> identify the presence or likely presence of any hazardous substances or petroleum products on <br /> the Site that could adversely affect property use and/or value or give rise to potential liability to a <br /> government agency or private party. Versar issued a Phase I Environmental Site Assessment <br /> report on April 24, 1997. During the Phase I ESA, Versar identified former Site uses that could <br /> adversely affect the property. <br /> Versar also was retained by B of A to conduct a Phase II subsurface investigation to <br /> further assess conditions from former facilities located at the Site reported in the Phase I ESA. <br /> The Phase II investigation was conducted in May 1997 and found low concentrations of diesel- <br /> range petroleum hydrocarbons (TPH-D) in groundwater near the west boundary of the Site. <br /> Versar was retained jointly by B of A and Bank of Stockton to conduct a supplementary <br /> Phase II investigation (Phase IIb) to assess Site soil and shallow groundwater conditions with <br /> respect to the potential presence of solvents. Historic information reviewed as part of the Phase I <br /> and Phase II investigations indicated that auto repair operations were conducted at the Site in the <br /> 1940s. However, this historic information could not conclusively rule out the possibility that <br /> solvents may have been used as part of these auto repair operations. B of A and Bank of <br /> Stockton requested that the Phase IIb investigation specifically address this possibility. Site and <br /> near-site soil and groundwater were sampled on August 6, 1997, at six locations during the Phase <br /> IIb investigation, and analyzed for volatile organic compounds (VOC) by Environmental <br /> Protection Agency (EPA) Method 8240 (soil samples) and EPA Method 624 (water samples). <br /> The following summarizes the findings of Versar's Phase IIb investigation at the Site: <br /> • Volatile organic compounds were not detected in any of the soil samples. <br /> • Trace concentrations of ethylbenzene and xylene were detected at one off-site <br /> location west of the Site. These compounds are normally associated with petroleum <br /> hydrocarbons. No other VOCs were detected in groundwater samples. <br /> -98/3622-50 1/Sep04'97 ES-I <br />
