' PAR-Eckert Cold Storage,Manteca,CA
November 25,2002
Page 12
addition, the results of the groundwater samples collected in the down-gradient location (CPT-2, MW-4,
and the drinking water well) indicate fairly low potential for the groundwater plume to impact that area
of the site. Therefore, if the regulatory agencies agree that the "low risk groundwater" criteria are
acceptable for the site, site closure should be viable once it has been demonstrated that enhanced
bioremediation is effectively reducing the concentration and extent of the site contaminant plume.
Following concurrence with this recommendation, Condor can prepare a Remedial Action Plan (RAP)
' that describes the enhanced bioremediation and subsequent monitoring.
11.0 LIMITATIONS
This report was prepared under the direct supervision of a Registered Geologist in the State of California.
The standard of care for all services performed or furnished by Condor is commensurate with the care
' and skill ordinarily used by a member of the environmental profession practicing under similar
conditions at the same time in the same locality. Condor developed the interpretations and conclusions
presented herein in accordance with generally accepted principles and practice. Conclusions presented in
this report are professional opinions based on limited information obtained at the time the additional
groundwater investigation was conducted. Condor has endeavored to determine as much as practical
about the site using conventional practices given our scope of services. Condor makes no representation
as to the subsurface conditions at locations or times other than those sampled by our employees and
reported in this document. Condor is not responsible for the accuracy and completeness of information
collected and developed by others.
This report was prepared for the sole use of Eckert Cold Storage Co., and may not be used or relied upon
by any other person(s) without the express written consent and authorization of Eckert Cold Storage Co.
and Condor. If any changes are made or errors found in the information used for this report, the
interpretations and conclusions contained herein shall not be considered valid unless the changes or
errors are reviewed by Condor and either appropriately modified or re-approved in writing.
