CONDITIONS OF APPROVAL <br /> LA-92-45 <br /> SPRECKLES LAND CO. INC. <br /> Unless otherwise specified, all Ordinance Requirements shall be <br /> complied with prior to the recordation of the Notice of Lot Line <br /> Adjustment. <br /> 1. DEPARTMENT OF PIIBLIC WORKS <br /> a. A Recorded Deed is allowed, but if points or lines are set, <br /> a Record of Survey is required. (New legal description <br /> shall be submitted to the Surveyor's Office for review) . <br /> b. New description must reflect correct distance with <br /> qualifiers to avoid overlap or gap. <br /> 2. DEVELOPMENT SERVICES DIVISION <br /> a. A "Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal <br /> descriptions of the lands to be exchanged shall be submitted <br /> to the Surveyor' s Division for review and forwarding to the <br /> Community Development Department. The descriptions shall be <br /> stamped and signed by a Licensed Land Surveyor or a <br /> Registered Civil Engineer licensed to practice land <br /> surveying. (Civil Engineers registered after January 1, <br /> 1982 , are not licensed to practice land surveying. ) <br /> 3. PIIBLIC HEALTH SERVICES: <br /> a. The well must be repaired under permit and inspection by the <br /> Environmental Health division as follows: <br /> Install cap on gravel recharge pipe. <br /> 4. BUILDING INSPECTION DIVISION: <br /> a. Fire apparatus access roads shall be required for new <br /> development constructed when any portion of an exterior wall <br /> of the first story is located more than 150 feet from the <br /> public access road. This road shall be constructed to meet <br /> or exceed standards published in Public Work design <br /> standards (Section 10.203 UFC) . The access road must be <br /> fully improved to these standards prior to any final <br /> inspections. <br /> Note: See enclosed letter from South San Joaquin Irrigation <br /> District. <br />
