f � AMENDED CONDITIONS OF APPROVAL TE-89-11 FOR SA-87-20 ISLAMIC CEMETERY OF CALIFORNIA All conditions of approval shall be complied with prior to the initiation of use . DEPARTMENT OF PUBLIC WORKS 1 . An Improvement Plan , prepared by a Civil Engineer , showing drainage , driveway access details , on-site parking, and grad- ing shall be submitted to the Department of Public Works for approval . 2 . An Encroachment Permit shall be required for work within the road right-of-way. LOCAL HEALTH DISTRICT 1 . The proposed well must be at least 50 ' from the grave sites . PLANNING DIVISION 1 . The western portion of the site , Phase I , shall be landscaped as indicated on the revised site plan (dated May 11 , 1987 ) . The perimeter of Phase I shall be landscaped with a combina- tion of trees and shrubs . Trees shall be a minimum of 15 gallons in size , 1 " caliper and planted at least every 25 ' . Evergreen or deciduous trees can be used; however , if Italian Cypress are to be used, they should be planted no more than 15 ' apart. Shrubs , a minimum of 5 gallons in size , shall also be planted between the trees . If a solid screen of Italian Cypress is preferred, shrubs may be clustered in other areas of the cemetery . The remaining area shall be planted in lawn and maintained via an automatic sprinkler system . 2 . The remaining portion of the project site , Phase II , may be made available for agricultural use . As expansion of the cemetery is required into this area , the landscaping shall be extended in the same manner as Phase I . 3 . All profits and income over expenses of any agricultural use on the cemetery property shall be applied to the operating and maintenance expenses of the cemetery. 4 . A perpetual care trust fund shall be established. Each bur- ial fee shall include a minimum charge of $150. 00 to be set aside and put in the perpetual care trust fund.
