GENERIC SCOPE OF WORK The Goodyear Tire and Rubber Company ("Goodyear") has established an environmental site assessment process for these real estate transactions. The process is initiated by a change in property status including entering into new leases/subleases or terminating existing leases/subleases. The purpose of the environmental site assessment process is to complete a due diligence investigation to evaluate the environmental condition of the property in order to establish an environmental baseline at the time of the change in status. The Phase I Environmental Site Assessment ("Phase I") is used to evaluate whether there are any known or likely areas of environmental impact on the property. The process may be complete with the Phase I or it may proceed to Phase H. Phase II Environmental Site Assessments ("Phase II") consist of soil and/or groundwater sampling and laboratory analysis. The Phase II is used to determine whether the property has been environmentally impacted and whether remediation of the impacted area is required under local, State or Federal regulations. The Phase II process is intended to be a due diligence investigation and may not satisfy agency requirements for closure or for achieving a "no further action" status. Based on the fact that many of the Phase I assessments lead to Phase II testing, a combined Phase I and It process has been developed. The Phase I portion of this specification is based, in part, on the American Society for Testing and Materials (ASTM) Standard E 1527, "Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process". The Goodyear Tire & Rubber Company (Goodyear) requires Phase I Environmental Site Assessments (ESAs) be performed in general accordance with the latest version of the ASTM Standard E 1527 and this specification. The work shall be performed by an "Environmental Professional", as defined within ASTM E 1527. The purpose of the Phase II is to further evaluate any RECs identified during the Phase I process in order to evaluate the environmental condition of the property. The Phase II portion of this specification shall be initiated only after completion of the Phase I records review,reconnaissance and interviews. The Phase II field activities should be scheduled as part of the same mobilization to the site as the Phase I reconnaissance and should typically be completed on the day after the site reconnaissance. Sampling locations shall be selected based on the findings of the Phase I and shall be used to evaluate specific RECs. Sampling locations shall be situated within five feet of the suspected source area. A single boring shall be utilized to evaluate each suspected source area unless a single boring does not provide adequate information to evaluate the suspected source area based on size or location. Authorization by Goodyear is required prior to installing additional borings per suspected source area. Sampling locations may be altered, when necessary, based on utility locations and accessibility by the sampling equipment. No sampling will be completed outside of the subject property boundaries. Direct push soil borings and/or hand auger borings shall be used to collect soil samples unless the Consultant has previous knowledge or other information regarding subsurface conditions in the general site area indicating that these methods are not feasible. Authorization by Goodyear is required prior to selecting an alternative sampling method. The borings shall be advanced to a depth of approximately two feet below the depth of each specific suspected source or to ground water,whichever is encountered first. Generally, it is anticipated that drilling will not exceed 12 feet below ground surface. Continuous soil sampling shall be performed and boring logs shall be completed noting the soil classification, moisture content and any indications of contamination. If encountered, ground water samples will be collected using temporary wells. All soil borings and/or temporary wells will be properly abandoned and finished to grade with asphalt or concrete to match the surrounding material. All investigation derived wastes, if
