DAMES &_ MOORE A PROFESSIONAL LIMITED PARTNERSHIP
Bennett Properties
January 27, 1988
Page Three
DISCUSSION AND CONCLUSIONS
Eased on these test results, it appears that contamination by hydrocarbons
does exist at one or both of the sample locations analyzed. Based on our field
observations to date, we believe that this contamination is minor, and may be
due to localized on-site sources such as materials dumped at the site, opera-
tion of the auto repair shop, leakage from containers, or spillage from trucks_
Generally, regulatory agencies require mitigation or cleanup measures for
soil containg hydrocarbons at concentrations of 1000 ppe or greater, and
sometimes at concentrations as low as 100 ppm.
We recommend that soils and concrete in areas of visible contamination be
removed during grading. The materials removed should be tested to determine
whether they should be disposed of as hazardous materials, or whether alternate
remedial action, such as aeration and biodegradation, can be undertaken. We
also recommend that the test results presented herein and a recommended action
program be promptly discuszed with the California Department of Health Services
and the San Joaquin County Department of Environmental Health, so that plans
for removal of contaminated materials from the site can be approved in advance
by these agencies.
Please feel free to call if you have any questions regarding the contents
of this report.
Very truly yours,
DAMES S MWRE
7
Willem C.B.
