Main St. <br /> Stockton, San Joaquin Country <br /> 12)The Site meets the State Water Board's LTCP's Direct Contact and Outdoor Air Exposure <br /> media specific criteria. The Site is currently a vacant lot and is zoned commercial; <br /> surrounding land use is mixed residential and commercial. Soil analytical data tables are <br /> included as Table 4. Soil sample results from borings B-1 and B-3 at 10 feet bgs did not <br /> exceed the commercial or residential soil screening values from the State Water Board's <br /> LTCP.' <br /> 13)The Site meets the State Water Board's LTCP's Petroleum Vapor Intrusion to Indoor Air <br /> criteria for scenario 3A, direct measurement of soil gas with a 5' bioattenuation zone with <br /> groundwater benzene <100 ug/L and soil TPH <100 mg/L. A total of 2 soil gas samples were <br /> collected from two locations at 5 ft bgs (Figure 6). All soil gas samples were collected on the <br /> former station property near the former USTs area. Soil gas samples are below the State <br /> Water Board's LTCP screening levels. <br /> Off-site soil gas sampling was not performed. Soil contamination does not extend off the <br /> station property. Groundwater impacted with TPHd, MTBE and 1, 2-DCA are detected in <br /> off-site wells, however, depth to groundwater is greater than 50 feet and therefore vapor <br /> migration is not a threat to neighboring properties. <br /> 14)Public participation through distribution of a Fact Sheet was performed in August, <br /> September and October 2013. The public participation period ran from 15 August through <br /> 15 October, 2013; one comment was received by phone regarding removal of the State <br /> liens on the property if purchased after site closure. Staff referred the party to State Board <br /> for a response on recovery of liens accrued as a result using EAR account funding to <br /> complete investigation work at this Site. <br /> 15)The remaining 5 Site wells will be destroyed prior to issuance of No Further Action Required. <br />
