CONDITIONS OF APPROVAL <br /> MS-90-13 <br /> Merle B. Nadlin <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the approval of the Parcel Map. <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a . A parcel map is required. <br /> b. The frontage improvements for. 5th Street shall be <br /> constructed in conformance with the standards for <br /> one-half of a 60-foot right-of-way urban street , and the <br /> frontage improvements for "I " Street shall be constructed <br /> in conformance with the standards for one-half_ of a 50 <br /> foot right-of-way urban street. <br /> The construction of the frontage improvements may be <br /> deferred at the option of the City of Lathrop, in which <br /> event the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the Parcel Map <br /> (A $250 . 00 fee is required for processing per Ord. No. <br /> 3337 in addition to a copy of. the Grant Deed and an <br /> engineer ' s estimate with a drawing of the required <br /> frontage improvements on a form to be supplied by the <br /> Public Works Department) . <br /> C. Drainage shall be provided to meet the requirements of <br /> the City and to provide adequate drainage for the <br /> development . The developer shall pay his proportionate <br /> share of the Lathrop Area of Benefit No. 6 drainage fees <br /> of $510 . 00 . <br /> d. The public sewer and water system shall be constructed in <br /> conformance with the requirements of the Local Health <br /> District , the City of Lathrop , and the Lathrop County <br /> Water District . <br /> e . Easement for utilities shall be as required by Pacific <br /> Gas & Electric Company and all other public utilities . <br /> f . Encroachment permit shall be required for work within <br /> street rights-of-way. <br /> g . The Lathrop Traffic Impact Mitigation Fee is required for <br /> this subdivision (The fee shall be approximately <br /> $380/Dwelling Unit or $1 ,710/acre , whichever yields the <br /> larger fee . The fee shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> Published by the Engineering News Record . ) <br />
