CONDITIONS OF APPROVAL MS-90-13 Merle B. Nadlin Unless otherwise specified , all conditions of approval shall be complied with prior to the approval of the Parcel Map. 1 . PUBLIC WORKS DEPARTMENT a . A parcel map is required. b. The frontage improvements for. 5th Street shall be constructed in conformance with the standards for one-half of a 60-foot right-of-way urban street , and the frontage improvements for "I " Street shall be constructed in conformance with the standards for one-half_ of a 50 foot right-of-way urban street. The construction of the frontage improvements may be deferred at the option of the City of Lathrop, in which event the owner shall execute a Deferred Frontage Improvement Agreement prior to approval of the Parcel Map (A $250 . 00 fee is required for processing per Ord. No. 3337 in addition to a copy of. the Grant Deed and an engineer ' s estimate with a drawing of the required frontage improvements on a form to be supplied by the Public Works Department) . C. Drainage shall be provided to meet the requirements of the City and to provide adequate drainage for the development . The developer shall pay his proportionate share of the Lathrop Area of Benefit No. 6 drainage fees of $510 . 00 . d. The public sewer and water system shall be constructed in conformance with the requirements of the Local Health District , the City of Lathrop , and the Lathrop County Water District . e . Easement for utilities shall be as required by Pacific Gas & Electric Company and all other public utilities . f . Encroachment permit shall be required for work within street rights-of-way. g . The Lathrop Traffic Impact Mitigation Fee is required for this subdivision (The fee shall be approximately $380/Dwelling Unit or $1 ,710/acre , whichever yields the larger fee . The fee shall be automatically adjusted annually by the Engineering Construction Cost Index as Published by the Engineering News Record . )
